TM.30 in Phuket: Who Files It and How to Check

The host files the TM.30, not the tenant: the house-master, owner or possessor of the residence, or the hotel manager. The deadline is 24 hours from the foreigner taking up residence. Failing to file currently carries a fine of up to THB 2,000; for a hotel manager THB 2,000 to THB 10,000.

Your landlord has one job that you cannot do for them: the address notice. It is the host’s notice, not the tenant’s. It is due within 24 hours of the foreigner taking up residence.

Who files, the deadline and the fine

Section 38 of the Immigration Act puts the notice on the host.

Section 38 : The house – master , the owner or the possessor of the residence , or the hotel manager where the alien , receiving permission to stay temporary in the Kingdom has stayed , must notify the competent official of the Immigration Office located in the same area with that hours , dwelling place or hotel, within 24 hours from the time of arrival of the alien concerned. When the 24 hours start

The English translation counts from “arrival”. The Thai text of Section 38 reads (นับแต่เวลาที่คนต่างด้าวเข้าพักอาศัย), “from the time the alien enters to reside”. The clock starts when you move in.

The fine for the host

Who Fine
House-master, owner or possessor Up to THB 2,000
Hotel manager THB 2,000 to THB 10,000

Where there is no Immigration Office in the area, the local police official is notified. In Phuket the immigration office is at 482 Phuket Rd., Talad Yai, Mueang, Phuket 83000.

How the host files

The notice can be filed in person, by registered post, or online after registering for a username and password.

In person

The host submits the form at the immigration office in the area where the residence or hotel is located. The officer returns a receipt of notification when the procedures are completed. The handbook gives a total time of 10 minutes.

The handbook gives service Monday to Friday, except official holidays, 08.30-16.30, with a lunch break. Each office keeps its own hours.

By registered post

The officer returns a receipt by post, addressed to the sender, with a notification form. Add a receiver-addressed envelope with a postage stamp.

Online

The person notifying registers, then logs in and records the foreigner’s information. The online channel is open 24 hours. Phuket Immigration’s E-Service menu has a resident accommodation notification system. The system suits owners of hotels, guesthouses, apartments and rental houses.

One username covers several addresses. Each address in the Profile needs the owner’s details, the address details and attached supporting documents. If the verification email does not arrive, check the junk folder or write to resident.helpdesk@police.go.th.

File on the day the foreigner moves in. The system takes a notice within 24 hours or the current day and does not accept one in advance. A wrong check-out date is fixed by filing again.

The system exports proof of notification as a PDF. Save it at once, because a search reaches back no more than 15 days from the date of stay.

  • A copy of the passport bio data page, certified by the foreigner.
  • A copy of the latest arrival stamp, certified by the foreigner.
  • A copy of the visa page, certified by the foreigner.

Tenant checklist

The host files, so your checklist is short.

  • Tell the host the day you move in, because the 24 hours run from then.
  • Ask for the receipt of notification: it goes to whoever filed.
  • Ask the host for the PDF proof from the online system, and keep a copy with your passport.
  • The office also offers an application form for a residence certificate.

A hotel files through its manager. A villa or condo landlord files as owner or possessor.

What you do as the foreigner

Your own duty is separate.

A foreigner shall stay at the place indicated to the official. With a proper reason not to, you notify the change of residence within 24 hours of moving. The office offers form TM.28 for a change of address or a stay in another province over 24 hours.

A foreigner must contact the immigration checkpoint in the area where they reside. You report your address every ninety days; see Ninety-day report in Phuket. Failing the ninety-day or address-change notice currently carries a fine up to THB 5,000 plus up to THB 200 per day until compliance.

Where in Phuket

90 day report hotel stay TM30 (DTV) Hi guys, I am staying with my girlfriend here in Phuket. She pays for the rent so my name is not on the rental agreement. So this is an issue for the TM30. I have my first 90 day report to do next week from what I read online. I can book into a hotel on the day and get them to sign the TM30 that will cover me. Is that correct? Any thoughts? Thanks

    1. trelayner

Your gf is required by law to file a tm30 within 24h after a foreigner stays at her house Or her landlord if she’s renting Look it up

    2. Pinknailzz69

Looks like someone cut corners! Who’s on the lease makes no difference. It’s the owner. But the leaseholder can set up a TM30 account if she has copies of the owners’ id and tabien baan. Then the leaseholder can file tm30 every time you show up.

Do we need to submit TM30 for 30 days visa extension in Bangkok? Our relatives are in Phuket and we stayed there and in some airbnbs in Bangkok. We hope to stay with them again. How do we obtain this document? The airbnb says they cannot provide this but my uncle should be able to I assume? Thanks

    1. longasleep

Tm30 is needed for extension unless you extend in Bangkok. For easy tm30 book 1 day hotel somewhere.

    2. Let_me_smell

Did you not need it or did the property owner/hotel filed a TM30 on check in and immigration just didn't ask for it as they already had it in their system?

TM 30 if we leave our province? Is this for real? I was told by fang at immigration today that new rules as of last year states that those of us with a retirement VISA who leave our province have to do the whole address reporting TM 30 thing again on our return. Is that right ? So if I travel from Pattaya to say Phuket and back then I’ve got to go to immigration and do the address reporting again? Could someone confirm please because this sounds ridiculous

    1. mdsmqlk30

No, he's full of shit. That was the case briefly after they reintroduced the TM30 in 2019, and then quickly immigration realized they wouldn't be able to handle it so they made it clear you do not need to do it for stays outside of your normal residence. Nothing changed last year.

    2. z45r

You don't have to go to immigration to file your TM30, it is done online by your landlord.

    3. z45r

It's the responsibility of your landlord. If that office represents your landlord, then I would assume yes. You can try asking them. Your landlord risks being charged a fine if they don't do it.
