Take the units on your meter, multiply by the PEA rate, add the service charge and Ft, then compare the total with the bill you were handed. This is that check for 200 and 400 units a month on Type 1.1.2, the category for a meter above 5 amp.

Worked check with two sample months

This is an example, not your bill, and every figure is calculated from the PEA rates below and stops before VAT. A condo bill depends on how many units your air-conditioning runs up. So take the units from your own last bill and run them through the same four lines.

Line 200 units 400 units
Energy THB 600.00 THB 1,431.68
Ft at THB 0.1623 a unit THB 32.46 THB 64.92
Monthly service charge THB 24.62 THB 24.62
Total before VAT THB 657.08 THB 1,521.22

The 400-unit column, step by step:

  1. Units 1 to 200: 200 units at THB 3.0000 is THB 600.00.
  2. Units 201 to 400: 200 units at THB 4.1584 is THB 831.68.
  3. Energy is THB 1,431.68.
  4. Ft: 400 units at THB 0.1623 is THB 64.92.
  5. Add the THB 24.62 service charge for a total of THB 1,521.22 before VAT.

PEA residential rates for September 2026 bills

The residential structure applies from the September 2026 electricity bill. Look at the amp rating on your meter. A meter of up to 5 amp, 220 volt, single phase is placed in 1.1.1. A larger meter is placed in 1.1.2.

After more than 150 units for 3 consecutive months, a 1.1.1 meter moves to 1.1.2 the next month. It moves back after 3 consecutive months of no more than 150 units.

Type 1.1.2: more than 150 units a month

Units in the month THB per unit
First 200 THB 3.0000
Next 200 (201 to 400) THB 4.1584
Above 400 THB 4.3583

The monthly service charge on 1.1.2 is THB 24.62.

Type 1.1.1: up to 150 units a month

Units in the month THB per unit
First 15 THB 2.3488
Next 10 (16 to 25) THB 2.9882
Next 175 (26 to 200) THB 3.0000
Next 200 (201 to 400) THB 4.1584
Above 400 THB 4.3583

The monthly service charge on 1.1.1 is THB 8.19.

Ft and VAT: why the bill is higher than the unit rate

The unit rates exclude the monthly service charge, the Ft charge and VAT. Ft is THB 0.1623 a unit for September to December 2026. VAT goes on top of the total.

For questions about a PEA bill, the contact centre number is 1129.

Opening a meter in your own name: no deposit

If you ask PEA for a meter in your own name, there is no electricity deposit to pay. PEA has not collected one from new users in rate Type 1 or Type 2 since 20 March 2020. Any deposit you pay the landlord is a lease matter, so read the lease clause before you hand it over.

Water: PWA’s Phuket table

PWA’s Phuket table (an undated page) covers the Phuket, Koh Samui and Koh Phangan branch areas. The residential bands are cumulative: the last column is the bill for that month’s total use.

Water used in the month THB per m3 Bill at the top of the band
0 to 10 m3 THB 10.20 THB 102.00
11 to 20 m3 THB 16.00 THB 262.00
21 to 30 m3 THB 19.00 THB 452.00
31 to 50 m3 THB 21.20 THB 876.00

Above 50 m3 in a month, a residential user pays the small-business rate from cubic metre 51.

What your landlord may add

The standard-lease rules cover operators who let three or more residential units in total, in one building or several. A landlord with fewer units falls outside that count.

For a covered landlord, a term setting electricity and water charges above the utilities’ rates is prohibited. Operators may charge no more than the state rate and must not add a service fee or margin.

Check these in your lease and invoice:

  • Ask for the per-unit rate in writing and compare it with the tables above.
  • The standard short-term lease form asks for an invoice at least three days before the rent is due.
  • If you are overcharged, call the OCPB hotline 1166.

Not confirmed: Which tariff your building's master meter is on: ask the landlord for the utility's bill; the cap follows the rate the utility charges the landlord. VAT: the PEA text adds VAT without a percentage, so the totals here stop before it. The PWA table has no date: match it against your own water bill.
